USC Foundation Gateway 737 student housing, Columbia SC

USC Foundation Gateway 737 Wins PCI’s 2026 All-Precast Solution Award

With nearly 40,000 active students and enrollment rates increasing every year, the University of South Carolina (USC) was faced with an escalating need for additional student housing. The university desired to provide a safe and exceptional environment for students that would stand the test of time and add value to the university and the surrounding local community. While cast-in-place concrete was originally considered for building material, an aggressive timeline and the need for a long-term, resilient solution for both USC and its students, the project team, including precast producer Metromont, general contractor New South Construction, developer Holder Properties, and architect Cooper Carry, reimagined the project as a design-build total precast concrete solution. Comprising 750,000 SF, the 11-story mixed-use student housing development includes 12,000 square feet of retail and restaurant space, a 181,230 GSF precast parking deck, an amenity level with a resort-style pool, and a rooftop lounge.
