The Brady is West Midtown’s newest luxury midrise mixed-use development located at the corner of 8th and Howell Mill Road. The apartments are conventional residential construction built around a precast concrete parking structure.
The Brady offers an array of amenities, including a rooftop salt water pool deck overlooking Atlanta’s skyline on top of the precast parking deck. The pool with the amenities level and clubhouse is the crown jewel of the project.
The pool on top of the parking deck added some unique challenges for the designers. Choosing a precast concrete design helped alleviate many of those issues, as it delivers a structural system that can support extra loads with a quick turnkey solution. The pool is supported by precast concrete columns that run all the way to the bottom of the structure. The limited floor-to-floor space left limited extra vertical space, so prestressed flat slabs with shallower depth were used rather than double tees.
The solution allowed the developer to keep all of the parking spaces without limiting the size or depth of the swimming pool. The six-level deck utilizes 137,673 s.f. of 28” double tees for parking and 9,655 s.f. of 32” double tees for the amenities level.
