2825 South, Sedgefield Mixed Use

Located in Charlotte’s vibrant South End neighborhood, the new Sedgefield office building at 2825 South Boulevard features a total precast design that’s the first of its kind in the area. While Charlotte is known for its skyscraper office buildings, 2825 South takes a more low-key approach with a six-story silhouette that feels right at home in the South End and is within walking distance of the light rail, multiple restaurants, and breweries.

The six-story Class-A office building and retail space overlooks the downtown Charlotte skyline and includes four floors of office space with retail on the first two levels. All the office floors have flexible floorplates, floor-to-ceiling glass windows along the perimeter, and picturesque balconies. Adjacent and connected to 2825 South is a two-level precast parking garage with more than 400 parking spaces for employees and visitors to 2825 South.

Metromont’s Greenville and Spartanburg manufacturing plants produced 237,725 SF of structural precast concrete and architectural precast cladding for the design-build project.

Designed by LS3P Architects, the building’s architectural precast cladding façade is a nod to the surrounding contemporary architecture and the industrial history of the area. The exterior use of a light gray block form liner and a sandblast finish provides a sleek, modern aesthetic that blends seamlessly with the surrounding multifamily architecture. Four different colors of tumbled thin brick from Endicott Brick and General Shale give a historic look to the structure, reminiscent of an old textile mill. The result is a perfect marriage of modern and historic made possible with precast concrete. The exterior of the adjoining two-level garage also features the light gray block-shaped form liner.

Precast erection of the project began in March 2021 and was completed within six months.
